Eco Business Park 7 Agrees to RM1.013 Billion Land Sale to Tera

Kuala Lumpur, Sept 22 - Eco Business Park 7 Sdn Bhd has entered into a conditional sale and purchase agreement to sell two parcels of industrial land in Port Dickson, Negeri Sembilan, to Tera Data Centers (Malaysia) Sdn Bhd for approximately RM1.013 billion.
The two parcels cover a combined area of 90 hectares within Eco Business Park 7, also known as EBP 7. The proposed transaction is expected to support the industrial park’s expansion into large-scale industrial and digital infrastructure development.
Tera is part of a Singapore-headquartered digital infrastructure platform operating in Malaysia, Thailand and Indonesia. The platform focuses on developing and operating large-scale digital infrastructure for hyperscale customers.
The transaction remains subject to the conditions set out in the sale and purchase agreement.
Deal Supports EBP 7’s Role Under MVV 2.0
The proposed land sale strengthens EBP 7’s position as a major industrial development within the Malaysia Vision Valley 2.0 masterplan.
EBP 7 is being developed through a public-private partnership involving Eco World Development Group Bhd, SD Guthrie Bhd and NS Corporation.
NS Corporation is the Negeri Sembilan state agency responsible for coordinating and driving the MVV 2.0 masterplan.
Under the partnership, EcoWorld contributes its experience in industrial park development, while SD Guthrie provides land resources. NS Corporation oversees strategic planning linked to the state’s industrial and economic development.
EBP 7 is the first industrial development launched within Parcel C of MVV 2.0. The project is intended to attract new investment, support technological development and encourage collaboration among businesses, investors and local communities.
More Than RM800 Million in First-Phase Sales
EBP 7 chief development officer Datuk Ho Kwee Hong said the industrial park had recorded strong take-up since its launch in November 2025.
According to Ho, more than RM800 million worth of industrial lots and ready-built factories were sold during the project’s first phase.
The development also includes SME Core, an anchor component intended to support local small and medium enterprises and larger Malaysian industrial companies.
Ho said the initiative could contribute to the growth of domestic businesses while creating more skilled employment opportunities in Negeri Sembilan.
He added that Tera’s proposed investment reinforces EBP 7’s plans to establish a high-value industrial ecosystem capable of supporting future-focused industries.
Investment Targets High-Value Digital Infrastructure
The proposed acquisition comes as Negeri Sembilan seeks to attract more high-value, technology-driven industries and foreign direct investment.
Ho said Tera’s commitment reflected confidence in the state’s competitiveness as a destination for high-technology and high-value developments.
The transaction could also strengthen EBP 7’s ability to attract a broader mix of domestic and international investors as the industrial park develops under the wider MVV 2.0 masterplan.
