Johor, 20th August 2025, 12.45pm – Astaka Holdings Ltd has launched Phase 3B of its RM3.6 billion gross development value (GDV) flagship project, One Bukit Senyum, marking a major milestone for the integrated development in the heart of Johor Bahru.
The new phase carries a GDV of RM1.2 billion and features a retail mall, five-star hotel, and branded residences, further enhancing the mixed-use township located within the Johor-Singapore Special Economic Zone (JS-SEZ).
Phase 3B: Retail Mall, Hotel and Branded Residences
According to Astaka’s press release, Phase 3B will comprise:
- A retail mall with 300,000 sq ft net lettable area
- A 250-room five-star hotel
- 300 branded residential units
This follows Phase 3A, launched in March 2025, which introduced the Arden @ One Bukit Senyum high-rise residences. The project has already achieved an 80% take-up rate.
Strategic Location in Johor-Singapore Corridor
Astaka executive director and CEO Allen Khong said Phase 3B is poised to capitalise on cross-border growth driven by the Johor-Singapore Special Economic Zone (JS-SEZ) and the upcoming RTS Link.
“As we enter the final stage of this decade-long project, One Bukit Senyum is in the right place at the right time. The JS-SEZ will unlock stronger trade, tourism, and retail opportunities. We expect One Bukit Senyum to be a key beneficiary thanks to our strategic location bordering Singapore,” said Khong.
Partnership with CapitaLand Investment
In conjunction with the launch, Astaka signed a strategic retail advisory partnership with CapitaLand Investment Ltd (CLI) for the planning and operations of Phase 3B’s retail mall.
The signing ceremony was witnessed by Johor Menteri Besar Datuk Onn Hafiz Ghazi.
“Our partnership with CLI, which manages more than 70 malls in China, Malaysia and Singapore, further positions us for success. Leveraging CLI’s expertise will help us unlock the full potential of our lifestyle mall,” Khong added.
A Decade of Development at One Bukit Senyum
Unveiled in 2014, the 11.85-acre freehold project is located just 800m from the Johor CIQ complex and 600m from the RTS Link station.
Phase 3C: An upcoming international F&B hub and sales gallery, with construction to begin later.
Phase 1: The Astaka twin towers, Southeast Asia’s tallest residential skyscraper at 1,020 ft, completed in 2018.
Phase 2: Menara MBJB, a 15-storey Grade A office tower housing Johor Bahru City Council, completed in January 2020.
Phase 3A: Arden @ One Bukit Senyum high-rise residences, launched in March 2025 with strong sales uptake.
