Kuala Lumpur, 27th February 2026, 03.45pm – IJM Land Berhad has introduced Sutera Phase 2 at S2 Heights Aman, Negeri Sembilan, with a gross development value (GDV) of RM92 million, expanding its township development with new landed residential offerings.
The latest phase comprises 104 units of two-storey link homes built on 22ft by 65ft land parcels, featuring built-up sizes starting from 1,949 sq ft. Each unit is designed with four bedrooms and three bathrooms, catering to family-oriented living.
Sutera Phase 2 continues the rollout of the 400-acre S2 Heights Aman masterplan following the completion of Sutera Phase 1, which delivered 204 freehold two-storey link homes with a GDV of RM269 million. Vacant possession for Phase 1 was achieved in January 2026, marking the first residential milestone within the township.
Homes in the Sutera enclave offer built-ups ranging between 1,949 sq ft and 2,106 sq ft, complemented by a minimum 50ft road frontage to enhance spatial comfort and neighbourhood openness.
Within the overall development, approximately 33 acres are designated for residential construction, while eight acres are preserved as green spaces. These landscaped areas are planned as a multi-generational wellness hub featuring recreational facilities such as basketball or pickleball courts, badminton courts, fitness zones, open lawns, and themed gardens including berm and hedge gardens.
The project is strategically located near lifestyle amenities within S2 Heights Aman, including the 12-acre S2 Lake Park, the three-acre Kidz Venture Park, a pet-friendly zone and a neighbourhood café, supporting a community-centric living environment.
Sutera has also received a Bronze Provisional GreenRE Certification under the Residential Category, reflecting sustainability considerations in its planning and design.
According to IJM Land chief operations officer Datuk Chai Kian Soon, the development was conceptualised to provide a calm and spacious living environment where nature and everyday functionality coexist, supporting multi-generational lifestyles over time.
S2 Heights Aman enjoys connectivity via major highways such as the North–South Expressway, North–South Expressway Central Link (ELITE), and Kajang–Seremban Highway, offering convenient access to Kuala Lumpur, Putrajaya, Cyberjaya, Melaka and Kuala Lumpur International Airport (KLIA).
