“Genting Property has launched the RM80 billion Johor Tech Smart City in Kulai, featuring AI and AgTech campuses within the Johor-Singapore Special Economic Zone.”
Kuala Lumpur, 14th June 2026, 01.30pm – Genting Property Sdn Bhd has launched Johor Tech Smart City, a 2,300-acre integrated development in Kulai with an estimated gross development value (GDV) of RM80 billion, making it one of Johor’s largest technology-focused township projects.
Located within the Johor-Singapore Special Economic Zone (JS-SEZ), the development is expected to create more than 10,000 jobs and position Johor as a regional hub for innovation, artificial intelligence and agricultural technology.
The project was officially launched by Johor Menteri Besar Datuk Onn Hafiz Ghazi together with Genting Bhd executive chairman Tan Sri Lim Kok Thay.
Johor Tech Smart City is being developed by Genting Property, the property arm of Genting Plantations Bhd, in collaboration with its agriculture technology subsidiary ACGT Sdn Bhd.
Two Major Components
The master-planned development comprises two key components:
- A 500-acre AgTech Campus
- A 1,700-acre Knowledge AI Campus
According to Genting Plantations chief executive Datuk Indera Lim Keong Hui, the project reflects the group’s long-term commitment to sustainable economic development.
He said the development combines Genting Property’s township expertise with ACGT’s agriculture technology capabilities and international partnerships to strengthen Johor’s innovation ecosystem.
AgTech Campus to Focus on Food Security
The AgTech Campus will centre on three main initiatives:
SEEDS — crop and seed research and development;
SUPERFARMS — smart farming and scalable agricultural production;
SPROUT — a commercial and lifestyle component featuring farm-to-table experiences, educational tourism and international events.
The initiative aims to enhance food security while promoting agricultural innovation.
AI Campus and Renewable Energy Features
The larger Knowledge AI Campus will include a 430-acre innovation hub inspired by Huawei’s development blueprint and will incorporate residential, recreational and wellness facilities.
The project will also feature a dedicated 100-acre solar farm to support its energy requirements and sustainability goals.
Johor Menteri Besar Datuk Onn Hafiz Ghazi said the development demonstrates the potential of collaboration between the public and private sectors in supporting Johor’s long-term economic growth.
He added that the blueprint for the Johor-Singapore Special Economic Zone is currently being finalised and is expected to be formally signed by Malaysia and Singapore before the end of the year.
International Partnerships
To support the project, Genting Property and ACGT have partnered with several global technology and planning firms, including Huawei, B+H, Surbana Jurong, China Shouguang Vegetable Industry Group, DAYU Irrigation, XAG and AIRSAT.
Genting Property currently has two ongoing township developments in Johor — Genting Indahpura in Kulai and Genting Pura Kencana in Batu Pahat.
MetProperty Analysis
Johor Tech Smart City represents another major investment linked to the emerging Johor-Singapore Special Economic Zone, reinforcing Johor’s position as one of Malaysia’s fastest-growing economic regions.
Beyond traditional residential and commercial development, the project highlights increasing demand for technology infrastructure, AI ecosystems and sustainable food production. The combination of smart agriculture, renewable energy and innovation-driven planning also reflects how future townships are evolving beyond conventional property models.
