Transport Ministry Proposes Fewer Parking Bays for Homes Near LRT, MRT

Selangor, 08th December 2025, 02.42pm – Housing developers have been encouraged to explore reducing parking allocations for new residential projects located near rail transit stations, as part of efforts to promote public transport usage and address rising property costs.

Transport Minister Anthony Loke Siew Fook said the proposal has been submitted to the Ministry of Housing and Local Government (KPKT), highlighting that the existing standard of one to two parking bays per unit has contributed to higher development and selling prices.

“For residential projects located close to LRT or MRT stations, parking requirements can be lowered to encourage greater reliance on public transportation,” he said during a press conference on Sunday, following the opening of a new office building by Multiplex Land Sdn Bhd and the pre-launch of Residensi Alamanda Heights.

Loke noted that several transit-oriented development (TOD) projects in Kuala Lumpur have already been granted flexibility by local authorities to reduce parking provisions.

Addressing concerns over multi-vehicle household ownership, he clarified that the initiative applies only to new developments and is mainly targeted at younger urban residents living near rail networks.

“For those residing close to public transport hubs, car ownership may not be necessary. This could help ease their overall living expenses,” he said.

The proposed change, Loke added, supports the government’s longer-term goal of cultivating an urban lifestyle that prioritises public transport over private vehicle use.
