AFZ Realty Expands Focus to Small Towns, Targeting Affordable Housing Growth

AFZ Realty expands its presence in small towns across Malaysia, focusing on affordable housing and providing accessible real estate services nationwide.

Kuala Lumpur, 11th Nov 2024, 11.00am – While many real estate agencies focus on major urban centers like the Klang Valley and Johor Bahru, AFZ Realty Sdn Bhd is taking a different approach. The company, founded in 2018, is targeting not just Malaysia’s big cities, but also smaller towns across the country, aiming to make property transactions more accessible and secure for communities outside metropolitan areas.

Although AFZ Realty has a strong presence in key markets like Selangor, Kuala Lumpur, Putrajaya, and Johor, the company is making significant strides in expanding its reach to Kedah, Perak, Penang, Negeri Sembilan, Pahang, and Terengganu. The company now operates three branches and five training centers nationwide. Its founder, Sr Afizan Mohktar, along with agency director Mohd Aiman Elmidin Shamsudin, is leading the way to broaden the company’s footprint.

Making Property Transactions Easier for All

AFZ Realty offers a comprehensive suite of services, from buying and selling to renting properties. They assist clients with market value assessments, property inspections, and legal consultations, ensuring a smooth transaction process from start to finish. For buyers, the company helps with property viewings, loan applications, and closing the deal.

“Our goal is to make property transactions easier, quicker, and safer, particularly in smaller towns where access to real estate services can be limited,” explains Mohd Aiman. The company is also focusing on selling under-construction homes, especially affordable housing projects, to cater to the rising demand for affordable living.

Expanding Nationwide to Create Opportunities

With plans to open 50 branches across Malaysia, AFZ Realty is committed to serving local communities by providing easy access to real estate services, even in less urbanized areas. This expansion is also aimed at creating job opportunities for those interested in real estate, particularly individuals who may not have high academic qualifications but possess the drive to succeed.

“By expanding to smaller towns, we aim to empower communities to manage property transactions within their localities, and at the same time, provide jobs and career growth opportunities without requiring people to move to big cities,” adds Mohd Aiman.

Currently, AFZ Realty has 210 registered real estate negotiators (RENs) and approximately 1,000 marketing executives selling projects. The company places a strong emphasis on leadership development, with ongoing training to keep its RENs up-to-date with the latest market trends, technology, and skills.

Staying Ahead with Technology and Motivation

To encourage performance, AFZ Realty uses an enterprise resource planning (ERP) system that allows RENs to track sales performance and leaderboard rankings. The company’s incentive structure ensures that commissions are paid out within 24 hours, fostering a competitive environment where RENs are motivated to push their limits.

“Our motivation is simple: ‘You vs You.’ We don’t compete with each other; we focus on delivering our best version of ourselves,” Mohd Aiman explains.

Real Estate Market Outlook and Performance

On the current market outlook, Mohd Aiman notes a significant increase in subsale transactions, especially in large cities. He also observes a rising demand for affordable housing, with the community becoming more open to new homes. However, he believes that demand for high-end and investment properties remains relatively low, particularly in the Bumiputera market, which is still heavily focused on affordable housing.

AFZ Realty has recorded RM250 million in transactions so far this year, a testament to its growing influence in the market.

Tackling Challenges and Improving the Industry

Despite the challenges, Mohd Aiman emphasizes the importance of team collaboration. “We listen to our team’s problems and strive to provide solutions or guidance. We must always be open to suggestions, not just rely on leadership opinions,” he says.

In addition to expanding its local presence, AFZ Realty signed a collaboration agreement with EdgeProp in 2022 to enhance its exposure in the Malaysian property market through digital platforms. This strategic partnership aims to further position AFZ Realty as a leading player in the ever-evolving real estate landscape.
