Construction Begins on Rumah Idaman Amani Project in Shah Alam, GDV RM286 Mil

Kuala Lumpur, 09th Sept 2024, 10.54am – Permodalan Negeri Selangor Bhd (PNSB) and Gagasan Nadi Cergas have announced the start of construction for the Rumah Idaman Amani project in Shah Alam, with a gross development value (GDV) of RM286 million.

Situated in the City of Elmina, Shah Alam, the 8.9-acre project is a joint venture between Gagasan Nadi Cergas and PNSB Construction Sdn Bhd (PNSC), a subsidiary of PNSB. PNSB itself is a subsidiary of the Selangor state government, managed by Menteri Besar Selangor Incorporated.

The Rumah Idaman Amani project consists of 1,063 units across two towers, with unit sizes of 1,000 sq ft and 1,120 sq ft. Each unit will come fully furnished with a television, refrigerator, kitchen cabinets, closets, water heaters, and air-conditioners. Prices start from RM250,000. Facilities include a swimming pool, community hall, sky garden, gymnasium, jogging track, surau, and security system.

At the groundbreaking ceremony officiated by Selangor Menteri Besar Datuk Seri Amirudin Shari on Friday, Gagasan Nadi Cergas Bhd group chairman Muhamad Fuad Bin Abdullah stated, “We believe the features and strategic location of Rumah Idaman Amani in [the City of] Elmina will attract buyers, offering a quality residential environment and comfortable interior design for residents.”

Launched in March this year, the Rumah Idaman Amani project has garnered 371 registrations of interest. Groundwork, hoarding, and piling have begun at the site, with the project expected to be completed by 2027.

In addition to Rumah Idaman Amani, Gagasan Nadi Cergas is working with PNSC on two other Rumah Idaman developments: Rumah Idaman Bukit Jelutong (GDV: RM304 million) and Rumah Idaman Kwasa Damansara (GDV: RM1 billion).

Rumah Idaman Bukit Jelutong, currently 70% completed, has achieved a 94% take-up rate and is set for completion by the end of 2025. Meanwhile, Rumah Idaman Kwasa Damansara, which is around 50% sold, is also expected to be completed by 2027.

PNSB CEO Raja Ahmad Shahrir Iskandar Raja Salim stated that PNSC will continue its role as the execution agent, supporting the Selangor state government’s goal of providing affordable housing.

“PNSC will keep developing projects in prime and high-potential locations across Selangor. Through these projects, which are carried out with strategic partners, 41,361 dream home units will be built. Currently, 9,050 units are under construction across eight projects, including Rumah Idaman Bukit Jelutong, Rumah Idaman Kwasa Damansara, Rumah Idaman Cahaya, Rumah Idaman Melur, Rumah Idaman Sari, and Rumah Idaman Perdana,” he said. He also emphasized that the Rumah Idaman initiative benefits all stakeholders, from master developers to future residents.

The Rumah Idaman initiative aims to deliver 41,362 units by 2028. The projects are open to Malaysians aged 18 and above, who do not already own property in Selangor, and with a household income below RM10,000 per month. Each Rumah Idaman unit comes semi-furnished with two parking spaces.
