Kuala Lumpur, 28th May 2025, 10.35am – Sentral REIT is set to bolster its property portfolio with the acquisition of 38 stratified retail units and 1,432 parking bays in the Arcoris Plaza development, Mont’Kiara, for a total cash consideration of RM70 million.
In a Bursa Malaysia filing on Tuesday, the REIT announced that its trustee, Maybank Trustees Bhd, had entered into a sale and purchase agreement (SPA) with Arcoris Sdn Bhd and Sun Victory Sdn Bhd, wholly-owned subsidiaries of UEM Sunrise Bhd, the original developer of Arcoris Plaza.
Strategic Location and Portfolio Synergy
The newly acquired assets are located less than 500 meters from Plaza Mont Kiara (PMK) — another retail property under Sentral REIT’s portfolio — allowing for potential operational synergies, improved tenant mix flexibility, and broader retail clustering.
“The combined retail offerings of PMK and Arcoris Plaza will strengthen Sentral REIT’s ability to serve both the corporate office market and the high-density residential community in Mont’Kiara,” said the REIT.
The retail units are fully tenanted, with a diverse mix of F&B, lifestyle, healthcare, and education-focused operators, many of whom are engaged on sales turnover rental agreements, offering upside potential from consumer spending.
Positive Earnings Outlook and Completion Timeline
Sentral REIT expects the acquisition to contribute positively to earnings beginning the financial year ending Dec 31, 2025, with the deal anticipated to close in the fourth quarter of 2025.
The RM70 million purchase will be financed through bank borrowings, with the REIT’s gearing ratio projected to increase modestly from 44.6% to 46.1% post-acquisition.

- Cash and cash equivalents: RM24.98 million
- Long-term borrowings: RM1.17 billion

On Tuesday, Sentral REIT shares closed 0.66% lower at 75.5 sen, giving the REIT a market capitalization of approximately RM902.6 million.
