UEM Sunrise is launching Residensi ZIG, the second phase of the Kiara Bay integrated township in Kepong, offering biophilic residences and a variety of amenities.

KUALA LUMPUR, 13 Sep 2023 –  UEM Sunrise Bhd is all set to unveil Residensi ZIG, the second phase of the Kiara Bay integrated township development in Kepong, on Sept 16.

Residensi ZIG features 1,126 serviced apartment units distributed across three blocks. These units boast varying built-up areas ranging from 450 to 1,198 sq ft, with prices starting at RM340,888 or RM575 per sq ft. The project, valued at RM646.2 million in gross development, is slated for completion in the fourth quarter of 2027.

Kenny Wong, UEM Sunrise’s Chief Marketing Officer, expressed his excitement, stating that Residensi ZIG is designed as a biophilic residence, emphasizing a harmonious coexistence with nature.

Residensi ZIG has been thoughtfully designed to cater to the post-pandemic lifestyle, offering four distinct facility zones: a celebration zone, a sweat zone, a WiFi-enabled home-work zone, and a leisure zone. The impressive array of amenities includes a sky-dining hall accommodating up to 100 people, a co-living lounge, a sky barbecue area, badminton courts, a 50m lap pool, a playground, and a wellness corner complete with yoga decks, exercise stations, and hammocks.

Mardiana Rahayu Tukiran, UEM Sunrise’s Chief Development Officer, highlighted the flexibility of Residensi ZIG, mentioning that certain walls within the units are removable, showcasing an adaptive and flexible living space suited for diverse lifestyles. Some units also come with urban yards and balconies.

Residensi ZIG marks UEM Sunrise’s third launch in the Klang Valley this year, following The Minh in Mont’Kiara and The Connaught One in Cheras, both located in Kuala Lumpur. Kenny Wong noted that the company’s sales for ongoing projects have been robust, having already achieved their 2023 sales target in August. However, he refrained from disclosing the new sales target for the year.

UEM Sunrise typically sets a sales target of 60% for all new projects within the first six months after launch, with a turnaround time for the next phase launch of 18 months.

Initially launched in November 2019, Kiara Bay spans 72.73 acres and stands as UEM Sunrise’s flagship township. It is the only development directly connected to the Kepong Metropolitan Park. Although initially planned with 15 developable plots, the developer is currently revising the plan to consist of 13 developable plots to ensure the township’s relevance, emphasizing connectivity, community, and sustainability.

Liong Kok Kit, UEM Sunrise’s Central Region Chief Operations Officer, clarified that this replanning isn’t a complete overhaul of the previous masterplan but a necessary update to enhance the township’s liveability.

In an announcement made on Sept 11, UEM Sunrise’s subsidiary, Mega Legacy (M) Sdn Bhd, sold a 4.01-acre parcel of land in Kiara Bay for RM85 million to Pembinaan Kery Sdn Bhd, a subsidiary of Melati Ehsan Holdings Bhd. Alongside this, Mega Legacy entered a development rights agreement (DRA) with Pembinaan Kery to develop the land, with a development rights value of at least RM93.5 million.
