Kuala Lumpur, 25th Mar 2025, 10.03am – AME Elite Consortium Bhd has announced plans to sell three industrial properties in Johor to AME Real Estate Investment Trust (AME REIT) for RM100.8 million in a related-party transaction.
In a statement on Monday, AME REIT said the acquisition includes one property in i-Park @ Senai Airport City and two in i-TechValley at Southern Industrial Logistic Clusters. The under-construction sites feature single-storey detached factories with mezzanine offices and ancillary buildings, covering a total agreed lettable area of approximately 2.75 hectares.
“The transaction aligns with our growth strategies, allowing AME Elite to reinvest in future industrial park developments while strengthening our recurring income stream through AME REIT,” said AME Elite executive director and group CEO Dylan Tan Teck Eng.
Proceeds from the sale will be directed towards the ongoing development of i-TechValley, land acquisitions, and strategic joint ventures. AME REIT, meanwhile, will expand its portfolio with high-quality, income-generating assets to enhance returns for unitholders.
This marks AME Elite’s third industrial property sale to AME REIT, complementing an ongoing RM119.5 million disposal of four other properties. Upon completion, AME Elite expects to recognize an estimated post-tax gain of RM25.8 million, while AME REIT’s total asset value is projected to rise by 20.6% to RM856.7 million.
With the completion of these transactions, AME REIT’s portfolio will grow to 44 assets, with a total market value of RM911.2 million. The transaction is set to be completed in phases from Q3 2025 to Q1 2026.
